Get Your Finances in Order

Not sure where to start? Check your credit. Paying cash? Still check your credit. Look for any incorrect information as well as suspicious activity.

If you're going to finance your offer, speak to a lender and get pre-approved. If your lender offers it, get full underwritten approval. It will make your offer stronger and you can compete against cash offers with confidence!

If you're paying cash, you'll need Proof of Funds to submit with your offer. A letter from your financial institution on company letterhead is sufficient. The letter should include your name, an account reference and statement that you have funds in excess of [amount you specify]. You do not need to disclose the entire amount of your account, just that you have enough to complete the transaction which would be purchase price plus closing costs.

Declutter and Depersonalize Your Home

When you are selling your home, you want it to be clean and clutter free.  You also want potential buyers to be able to imagine themselves in your home.   Take down family photos, put away personalized items and any collections you may have.
